Screwfix now operate 1,000+ stores across the UK, Ireland and France and have opened around one store per week for over a decade.
W Talent Property & Real Estate are partnering with them to appoint a key role of Property & Estates Manager to lead the operational management of Screwfix's UK and ROI leasehold estate, ensuring robust governance, accurate estate data, effective cost control, and best-in-class estate management processes.
Working at the heart of the property function, you'll play a key role in managing occupancy costs, maintaining estate controls, supporting strategic decision-making, and leading a high-performing team responsible for delivering operational excellence across a substantial property portfolio.
The Opportunity
As Property & Estates Manager, you'll be responsible for ensuring the estate is efficiently managed, commercially controlled, and supported by accurate data, robust processes, and effective governance. You'll work closely with Finance, Legal, PMO teams, and Divisional Portfolio Managers, helping to drive performance while ensuring compliance and cost efficiency across the estate.
This role is ideally suited to a commercially minded estates professional who enjoys improving processes, controlling costs, managing risk, and leading teams within a large multi-site environment.
Key Responsibilities
- Lead the operational management of the leasehold estate, ensuring estate actions, documentation, and data are accurately maintained and effectively controlled.
- Take ownership of occupancy cost management, including rent schedules, service charges, business rates, and insurance coordination.
- Manage service charge audits and challenges, validating landlord demands and coordinating external consultants where required.
- Support and oversee business rates strategy, ensuring appeals, assessments, and relief opportunities are actively pursued.
- Manage the estate dilapidations register, tracking liabilities and ensuring appropriate planning and provision ahead of lease events.
- Oversee subtenant management, including rent collection, compliance obligations, licences, and consents.
- Coordinate estate consents and legal documentation, ensuring matters are progressed efficiently and within governance frameworks.
- Partner with internal stakeholders across Property, Finance, Legal, and PMO functions to maintain a well-controlled and commercially effective estate.
- Drive estate data quality, ensuring reporting, lease records, and portfolio information remain accurate and up to date.
- Identify opportunities to improve processes, standardise ways of working, strengthen controls, and increase operational efficiency.
- Lead, coach, and develop a successful team, creating an inclusive environment that encourages continuous improvement and professional growth.
About You
We are looking to speak with experienced estates and property professionals who combine strong operational expertise with commercial awareness and leadership capability.
You will ideally have:
- Experience within commercial property estate management, ideally across a multi-site retail, trade, or occupier portfolio.
- RICS qualification or equivalent client-side estates experience.
- Strong knowledge of occupancy costs, including service charges, business rates, and insurance management.
- Experience challenging landlord service charge demands and managing associated costs.
- Familiarity with dilapidations management and the Landlord and Tenant Act 1954.
- Proven budget management and financial reporting experience.
- Excellent organisational skills with the ability to manage complex processes across a geographically diverse estate.
- Previous people management experience, with a track record of developing and motivating teams.
- Strong stakeholder management capability and the ability to work effectively across multiple functions.
This is a Remote roles, with occasional travel to the Screwfix Head Office in Yeovil.
