Screwfix now operate 1,000+ stores across the UK, Ireland and France and have opened around one store per week for over a decade. The Portfolio & Asset Management teams are tasked with transforming estate performance through strategic lease management, asset optimisation, and data-driven decision making.
W Talent Property & Real Estate are partnering with them to appoint two Divisional Portfolio & Asset Managers, responsible for the North and South regions of the UK.
The Opportunity
As Divisional Portfolio & Asset Manager, you will be the primary commercial property lead for your region, responsible for delivering a forward-looking estate strategy that balances portfolio optimisation, occupancy cost management, lease event delivery, and long-term asset performance. You'll act as Screwfix's key external representative across your geography, building strong relationships with landlords, agents, and professional advisors while ensuring the estate continues to support business growth and operational objectives.
This is a highly visible role combining strategic asset management, hands-on lease negotiations, stakeholder management, and people leadership.
Key Responsibilities
- Lead and deliver the divisional estate plan, integrating lease events, portfolio optimisation initiatives, investment priorities, and occupancy cost objectives.
- Take ownership of lease event management across the division, including rent reviews, lease renewals, lease variations, and re-gears.
- Lead, coach, and develop a team of Divisional Portfolio & Asset Surveyors, creating a high-performance and inclusive culture.
- Develop and maintain an 18-24-month forward plan, ensuring lease events are proactively managed and opportunities are maximised.
- Drive occupancy cost performance through strategic lease management and partnership with Estates colleagues
- Lead portfolio optimisation activities, including market reviews, cluster analysis, and estate performance assessments, turning insights into deliverable actions.
- Manage dilapidations strategy within the division, ensuring liabilities and risks are effectively controlled.
- Oversee external agent performance, setting clear expectations and ensuring delivery against commercial objectives.
- Work closely with legal and internal stakeholders to ensure efficient transaction management and lease execution.
- Maintain strong market, landlord, and agent relationships to support negotiations and identify opportunities.
About You
We're keen to speak with commercially minded property professionals who thrive in a fast-paced, multi-site environment and have a proven track record of delivering value through proactive asset management.
You will ideally have:
- RICS qualification (or equivalent professional qualification)
- Significant experience in commercial property lease advisory, estate management, or asset management within a retail, trade, or occupier environment.
- Strong experience negotiating rent reviews, lease renewals, and re-gears directly with landlords and agents.
- A strong network of landlord and agent relationships within your market.
- Experience managing external consultants and professional advisors to achieve commercial outcomes.
- Excellent understanding of occupancy costs, including rent, service charge, business rates, and insurance.
- Experience of portfolio optimisation and estate planning methodologies.
- Previous people management experience with a passion for developing and mentoring others.
- Exceptional organisational skills and the ability to manage multiple concurrent projects across a large geographical area.
These are Remote roles, with the ability to travel within your region as required.
