Head of Property

As Head of Property, you will shape and deliver the Real Estate and Property Development strategy, ensuring alignment with the our client's wider commercial ambitions. You will lead a multi-disciplinary property function spanning strategy, asset management and facilities management, while partnering closely with senior internal stakeholders and external service providers.

The role carries significant autonomy and commercial impact. Success will depend on your ability to identify value‑add opportunities, optimise and intensify the estate, and lead high‑performing teams to deliver sustainable income and performance across the portfolio.

Key Responsibilities

  • Lead, inspire and develop a high-performing property team, creating a culture of strong commercial focus, accountability and collaboration
  • Own delivery of the Real Estate EBITDA, including business planning, income growth, cost control and capital investment
  • Define and execute a long-term estate and space strategy, ensuring value for money and high-quality occupier and customer experiences
  • Identify and deliver opportunities to enhance and optimise the estate, increasing income and asset performance
  • Maintain accountability for all third‑party contracts, including asset management and facilities management providers
  • Lead on, ensuring robust health, safety, security and environmental standards across the commercial estate
  • Operate as a senior leader, influencing investment decisions and strategy at executive and Board level

About You

You are a commercially driven property leader with strong strategic capability and the confidence to operate at senior executive level. You bring the experience, judgement and leadership presence required to manage a complex portfolio and make decisions with significant commercial impact.

Essential Skills & Experience

  • Degree‑level qualification (or equivalent) in a property‑related discipline
  • Strong commercial and financial management capability, including budgeting, forecasting and capital planning
  • Proven experience leading teams in a corporate or complex operational environment
  • Demonstrable success in negotiating and managing complex commercial property contracts and transactions
  • Strong communication and presentation skills, with experience operating at Board or Executive level
  • Extensive knowledge of development, asset management and facilities management
  • Highly organised, able to manage multiple workstreams and deliver demanding targets
  • Strong relationship builder with internal and external stakeholders

Desirable:

  • RICS qualification / Chartered Surveyor status
  • Additional business or MBA‑related qualifications
